May 2026 marked a genuine shift in the GTA market — not a sudden reversal, but the kind of quiet tightening that tends to precede a more competitive stretch. Sales climbed while new listings fell sharply. If you've been watching the sidelines, this is the data worth understanding before you decide how long to stay there.

"Spring sales have been stronger than last year, reflecting improved affordability stemming from lower selling prices and borrowing costs. Sales are forecast to improve further as we move through the second half of this year."

04 — Analysis
What This Actually Means for You
If You're Buying

Prices are still down year-over-year, which means buying power is meaningfully higher than it was in 2024. But with listings falling almost 19% and sales climbing, that window is likely narrowing.

The best time to start building your plan isn't when prices start climbing again. It's before they do — with a clear budget, a realistic timeline, and no surprises waiting in the contract.

If You're Selling

Fewer listings means less competition for your property. In Toronto's 416, homes are selling at 100% of asking price in a median of 24 days — faster than most surrounding areas. Timing and pricing discipline still matter enormously.

If you're also buying your next home, the buy-sell coordination question deserves more thought than most people give it. That's exactly where having the right plan makes the difference between stress and confidence.

On Condos Specifically

The condo townhouse segment saw the steepest price drop at −10.1%. For first-time buyers, this is the most accessible entry point the market has offered in several years.

That doesn't mean it's right for everyone. Carrying costs, condo fees, and reserve fund health all matter as much as the sticker price. These are exactly the numbers worth understanding before making an offer.

On Market Timing

TRREB's chief economist noted clearly: if sales continue to outpace new listings, prices will level off and begin to grow as the market moves into 2027. The market isn't turning tomorrow — but it is turning.

The people who feel best about their purchase a year from now are usually the ones who started planning 6–12 months before they bought, not the ones who waited until they were sure the moment was perfect.

05 — Outlook
What's Coming in H2 2026
01
Supply Tightening
New listings are falling while sales rise. Unless a wave of new inventory arrives, the market's balance of power will continue to shift toward sellers over the coming months.
02
Bill 98 Impact
Provincial legislation aimed at reducing municipal construction barriers should support long-term housing supply. The effects on pricing and availability will be gradual — measured in years, not months.
03
Affordability Window
Lower borrowing costs and prices that remain below 2024 peaks create a brief window that may not last. The first-time buyer opportunity that exists right now is real — and finite.
